Older patios on small lots in Seal Beach
Seal Beach is a small beach city in the northwest corner of Orange County. A big share of the people here live in Leisure World, and the rest of the city is mostly single-family streets of older houses. Many of those houses have a concrete patio or a low wood deck out back that's been there for decades. Next door, Rossmoor has a lot of the same kind of house, and we see the same questions there.
That age is what shapes our jobs here. A slab poured for a grill and a few chairs wasn't built to hold up walls and a roof, so before we talk about windows, I check what the patio or deck is sitting on.
What a sunroom job in Seal Beach goes through
Building permits in Seal Beach are handled by the city's Building Official in the Community Development Department, who also approves the inspections along the way, so the review and each inspection set part of your schedule. On your side, the first thing to check on any bid, ours included, is that the contractor holds a California contractor's license.
We're based in Huntington Beach and work across the cities around it, so Seal Beach is close to home for our crew, the same as Huntington Beach and Westminster. Before we price a job here, I find out what the city will want for your address. Your price mostly comes down to the base under the room, how it ties into your back wall, how much glass it has and whether you'll heat it. The schedule turns on the permit review, the inspections and what we find once things are opened up. Your written estimate spells out what's in it and what isn't.
What do Seal Beach patios and decks need most?
Lots near the water here tend to be narrow, so the back patio is usually the only place left to add a room. Most of the slabs we see behind older Seal Beach houses were poured to stand on, not to carry a room, and some have settled or tip water back toward the house. Rooms leak and settle at the base and where they meet the house, so I check the slab's edges, how your back wall is built and where the water runs before anything else. If the slab needs to be cut out or beefed up, I'll tell you then, not after the walls are up.
I framed new houses for builders for years before I started this business in 2013, and I've learned that an old deck that's fine for people isn't always framed for walls and a roof. We look underneath at the posts and footings and tell you straight what it can carry.

What we build in Seal Beach
Patio-to-sunroom conversion
On a small Seal Beach lot, the back patio is often the only spot left to add a room. We check the slab first, fix or replace what won't carry walls, and then build the room on it.
Deck-to-sunroom conversion
Low decks behind older houses here were framed for people and patio chairs, not for a roof. We check the posts and footings and reinforce what needs it before we close the deck in.
Sunroom remodeling
A lot of older rooms here leak where they meet the house, or have glass that's fogged and tired. Our sunroom remodeling work fixes the joint at the back wall first, then replaces the panels, windows or roof that need it.
Four season sunrooms
If you want to use the room all year, it needs insulated walls, roof and glass and a real way to heat it. We settle the heating question before we draw anything, because it changes the base, the glass and the roof.
Patio cover installation
Plenty of Seal Beach homeowners just want shade over the patio, not walls. We set new covers on solid footings and tie them to the house so water runs away from your wall, not into it.
Screen room installation
Some owners just want to sit out back in the evening without the bugs. A screen room is lighter than a glass room and usually asks less of the slab, but we still check what it'll sit on.
How it goes when you call us about a Seal Beach sunroom
Call or send the form
Tell us what you have out back now and what you'd like it to be. We'll set a time for me to come out to your house.
I look at what's there
I check the slab, deck or cover, the wall the room ties into and where the water drains, and it helps if you're home to tell me how you'll use the room. You get a written estimate that says what's included and what isn't, so the price isn't a guess.
We handle the permit side
Once you sign, we pull any permit the city requires and set up the inspections, and that's written into your contract. The city's review and each inspection set part of the pace, so we plan the build around them.
We build and walk it
Our own crew does the building, and I'm the one you call with questions while the work is going on. When it's done, we walk through the finished room with you.
Get a written sunroom estimate for your Seal Beach home
We reply within one business day, and then I come out to your Seal Beach house myself to look at the slab or deck and the wall the room would tie into. The estimate is free, there's no obligation, and it lists what's included and what isn't, so you can compare bids line by line.

Seal Beach sunroom questions
Do I need a permit to build a sunroom in Seal Beach?
The city's list of work that doesn't need a permit covers things like small sheds, fences and low decks, but it doesn't name sunrooms, so we check with the city's building office for your address before we price the job. When a permit is required, we pull it, schedule the inspections and put that in your contract.
Does my fence, shed or deck need a permit in Seal Beach?
Under the city's proposed code, a one-story detached shed or shade structure up to 120 square feet and 12 feet tall doesn't need a building permit. Neither does a deck 30 inches or less above the ground that has nothing below it and isn't on an accessible route, or a wood, masonry or concrete fence up to 6 feet. That covers a deck as a deck, though. Once walls and a roof go on, it's a different job, so we ask the city before we build.
When does a contractor need a California license for a sunroom job?
The Contractors State License Board requires a license whenever the project needs a building permit, uses any additional workers, or the labor and materials add up to $1,000 or more on one or more contracts. Breaking a big job into pieces under $1,000 doesn't change that, according to the board. We're licensed and fully insured.
How much does a sunroom cost in Seal Beach?
It depends mostly on what's under the room and how you'll use it, so I give you a real number once I've seen the place. A solid slab or deck costs less to build on than one that needs to be reinforced or replaced, and a screen room costs less than an insulated, heated room. More glass and a roof tied into your house add to the price. Your written estimate breaks out each of those.
How long does a Seal Beach building permit stay valid?
Under the city's proposed code, a permit expires if the work doesn't start within one year of the date it was issued. It also expires if a year goes by after the last approved inspection without another one being approved. We plan the build and inspections with both of those in mind.
How do I check if my Seal Beach home is in a tsunami hazard area?
You can type your address into the California Geological Survey's Tsunami Hazard Area map for Orange County to see whether your property is inside a hazard area. The city's police department shared the map for evacuation planning, and you can read about it in the Seal Beach Police Department's release on the map.
