What does it take to enclose a patio in Huntington Beach?
A patio enclosure in Huntington Beach adds glass or insulated walls under or around the patio cover you already have, so an open patio becomes a sheltered room that keeps out wind, dust, bugs and the chill that comes in after dark.
Most people who call us have a cover they like and a patio they don't use after sundown. The price comes down to the cover and slab you start with, how much glass versus insulated wall you want, how many windows and doors go in and whether you'll heat the room. The schedule mostly turns on whether the slab needs repair first and what the permit side asks for. If your cover is past saving, a new patio cover can go up first, and my written estimate spells out what's in the job and what isn't.
How we build patio enclosures
I start with what you already have, because your cover and slab set the starting point. I check whether the cover is solid enough to work as a roof and whether the slab is cracked, sloping or settled and needs leveling or repair, since walls set on a bad base won't sit square or seal. Then I ask what the room is really for and whether you'll heat it, because that answer changes the walls, the glass and nearly everything after. Once that's settled, we help you weigh glass for the view against insulated walls for privacy, and our crew fixes the base, ties the frame tight to the house and the cover, and closes it in.
Some patios call for more than an enclosure. If you want a size, shape or roof line your cover can't give you, we'll talk through custom sunrooms instead. When the cover or slab can't be saved and the room needs its own foundation, framing and roof, that's sunroom construction from the ground up.
Patio enclosures near the Huntington Beach coast
Near the ocean, most people want an enclosure to stop the wind and the damp evening air, not the heat, so glass walls with windows that open are what we're asked for most here. Salt and moisture in the air wear metal down faster, and left alone that corrosion can weaken the connections that hold a structure together, so we go over frame finishes made for salt air before you pick a system. We see the same breeze and damp on jobs in Seal Beach and Newport Beach.
Whether your enclosure needs a permit isn't something I'll guess at over the phone. Before we price the job, we check which city or county office covers your address and what it'll ask for, and when a permit's needed we pull it, set up the inspections and put that in the contract. If you ever mail an application yourself, the city's planning and zoning counter asks you to call first so they can catch anything major that's missing.

What happens after you call about a patio enclosure
Tell us about your patio
Call (657) 329-2001 or send the form below, and we get back to you to set up a visit. Let us know roughly what's out back now, cover and all.
Walk the patio together
I look at the slab, the cover, the wall the room ties into and where the water goes. You get a written estimate that spells out what's included and what isn't, so you can compare bids line by line.
Permits, then our crew builds
Once you sign, we take care of the permit side if your address needs one. Our own crew fixes the base and builds the enclosure.
Walk the finished room
When the work's done, we walk the room with you and open every window and door. We look over the seals where the room meets the house and the cover together.
Why Huntington Beach homeowners call us for patio enclosures
I look at every job myself
I come out to every estimate, our own crew does the building, and I'm the one you call with questions while the work goes on. So the person who saw your slab is the one answering for it.
Framer first, in business since 2013
I framed new houses for years, then started this business in 2013 to work on homes people already live in. That's 13 years of back walls and slabs that each had their own history.
Licensed and fully insured
We're licensed and fully insured, and you should ask to see both before anyone starts. On an enclosure, ask every bidder which license covers the walls themselves, not just the cover.
Based right here in Huntington Beach
We're based in Huntington Beach and work across the cities around it in Orange County. Salt air and evening damp come up at every estimate we write here, not as an afterthought.

Questions about patio enclosures in Huntington Beach
How do I choose between glass and insulated walls for a patio enclosure?
Pick glass if the view and daylight matter most, and insulated walls if you want a room that holds its temperature and gives you more privacy. Plenty of people mix the two, with glass toward the yard and insulated panels on the side facing the neighbors.
Will my lattice patio cover work as the roof of an enclosure?
Not as it is, because a lattice or open-slat cover has to be replaced or topped with solid panels before it can roof a closed-in room. A solid aluminum cover in good shape is a much better starting point, and I'll tell you at the visit which one you have.
Who can build a patio enclosure in California?
A contractor licensed for the enclosure work itself. California's awning contractor license covers awnings and patio covers, but the definition the state licensing board uses leaves patio enclosures out, so ask any bidder which license they hold for the walls. The state lets someone unlicensed take a job only up to $1,000, and only when it needs no permit and they employ no one, which rules out most enclosures.
How much does a patio enclosure cost in Huntington Beach?
The price comes from what you start with and what you add. A lattice cover that needs solid panels, a slab that needs leveling, more glass, more opening windows and doors, and heating all raise it, while a sound aluminum cover on a flat slab keeps it down. I put a number on it after I've seen your patio.
Is a screen room or a glass enclosure better near the beach?
If you mainly want bugs out and the breeze in, a screen room is usually the lighter, simpler project. If wind, damp evening air or rain is what drives you inside, glass or insulated walls block those in a way screens can't.
How do I take care of the doors and windows on a patio enclosure?
Keep the tracks clean inside and out, and keep the weep holes, the small drain openings in the frame, clear so water can get out. One sunroom company advises pure silicone spray on the tracks instead of an oil-based lubricant, since oil tends to collect dirt.
